For 2026-27, the Post-9/11 GI Bill pays online-only students up to $1,261 a month in housing. That’s half the national average rate of $2,522 and applies from August 1, 2026 to July 31, 2027, if you started using your benefits on or after January 1, 2018. Source · VA, Post-9/11 GI Bill rates

What you actually get depends on two numbers: your benefit tier and how many credits you take. Take one class in person and you may qualify for the full rate where your campus is, which can be far more.

Your share: tier times rate of pursuit

VA starts with the online rate and pays you a percentage of it based on two factors. Source · VA, Post-9/11 GI Bill rates

  • Your eligibility tier. The percentage of Post-9/11 benefits you earned through active duty. Three years or more pays 100%.
  • Your rate of pursuit. Credits you take divided by your school’s full-time load, “rounded to the nearest tenth.” VA’s own example: 9 credits where 12 is full time is 80%. To get any housing pay, your rate of pursuit “must be more than 50%.”

Here’s what that works out to each month at a school where 12 credits is full time.

Online-only monthly housing, 2026-27 ($1,261 rate, 12-credit full-time load)
Credits per term Rate of pursuit 100% tier 80% tier 60% tier
12 100% $1,261 $1,009 $757
10 80% $1,009 $807 $605
9 80% $1,009 $807 $605
7 60% $757 $605 $454
6 50%, not above half $0 $0 $0
Credits per term 12
Rate of pursuit 100%
100% tier $1,261
80% tier $1,009
60% tier $757
Credits per term 10
Rate of pursuit 80%
100% tier $1,009

60% tier $0

Rounding works in your favor at some loads: 7 of 12 credits is 58%, which rounds to 60%. But 6 credits is exactly half time, and half time gets no housing pay at all. If you’re near the line, one more class can be worth hundreds a month.

One in-person class can raise the rate

VA’s note on online learning: “If you take at least 1 class in person while taking other online learning classes, you may be eligible for the higher resident MHA.” Source · VA, Post-9/11 GI Bill rates

The resident rate follows military housing pay for an E-5 with dependents at the ZIP code where you physically attend most of your classes. That varies a lot by location; the national average is $2,522, double the online rate.

Your real hybrid rate is set by the campus ZIP code, so it can be higher or lower than the average. Ask your school’s certifying official how a hybrid schedule is certified before you build your schedule around it.

How and when it’s paid

VA pays housing directly to you at the start of each month for the month before. Source · VA Education Service, NCD Q&A So September’s housing arrives in early October. Plan for a gap at the start of your first term, when the first payment comes after a month of classes.

Books and supplies are paid at the start of each term: $41.67 a credit for up to 24 credits a year, prorated by your tier.

  1. Check your tier

Your Certificate of Eligibility shows your percentage. It scales both housing and books.

  2. Plan above half time

Take enough credits to clear 50% every term. Short terms count differently, so ask your school how it measures your load.

  3. Consider one in-person class

If a campus is reachable, a hybrid schedule may move you to the resident rate.

  4. File the FAFSA too

Frequently asked questions

Is the online GI Bill housing rate the same everywhere?

Yes. Online-only housing is a flat national figure, half the national average, prorated by your tier and rate of pursuit. Where you live doesn’t change it.

I started using my GI Bill before 2018. Is my rate different?

VA lists the $1,261 cap for students who started on or after January 1, 2018. If you started earlier, check VA’s rates page for the figure that applies to you.

Does the Montgomery GI Bill pay online housing?

The Montgomery GI Bill pays one monthly rate to you instead of a separate housing allowance. Our GI Bill 2026-27 guide compares the chapters.
